1. Income Verification

A way to measure a renter’s ability to pay rent is mainly based on their income. You should be able to determine if the renter has a stable job or income to avoid missed payments on the rent in the future.

2. Ask for Landlord and Employment References

As a tenant, a positive landlord and employment reference is a must. This is to verify the provided information on the application is correct and accurate, as well as ensure their income information is accurate. 

3. Check Their Credit History

In addition to the background check, a credit check is performed to provide details about an individual’s credit history. The Social Security Number of the rental applicant will be needed to proceed with checking the credit score.

4. Check for Previous Evictions

Every landlord should know if the renter has a history of eviction, as landlords and property managers can’t evict tenants unless they’ve violated their contract or failed to pay rent. 

5. Perform a Criminal Background Check

To avoid putting your community at risk, a criminal background check should also be performed. Skipping this step could be an expensive mistake if you end up evicting the tenant at a later time or are found liable for something that occurs in your building as a result.
