New York ERAP to End January 15

The Covid-19 pandemic took so many lives all across the globe in its first year alone. Along with this infectious disease, millions of people have suffered and had their daily lives drastically changed. Without exception, people across the country have been hit hard by the pandemic, and one painful element of the pandemic was the sudden unemployment of millions of people.

How ERAP Helped Renters During the Pandemic

Fortunately, public assistance programs emerged early in the pandemic to help people keep a roof over their heads. Many tenants benefited from this program making it their instant shield from eviction. However, landlords were not being paid accordingly, as the program has been out of funds since November 2021. Tenants’ pending applications are still considered to be their protection from eviction as stated under the program's rules. However, after months of pressure from landlords who have gone without rental payments for over a year in some cases, the program is finally being phased out.

The Emergency Rental Assistance Program will no longer be accepting applications beginning on January 15th. As a result, there will be no more protection against instant eviction for tenants who wish to apply, or haven’t kept up with their rental payments.

Despite that, many landlords will still go without rental payments, as roughly 176,000 ERAP applications are still pending. New York’s ERAP was an essential protection for tenants during the pandemic, and it will be remembered as another one of the many significant events impacting the intense rental market in NYC.
